NoCo (North of Cooley) is an 8.15-acre site at the northwest corner of the 18th St and Cooley Rd roundabout; together with the Les Schwab Headquarters across 18th St, the location can be considered a “gateway” into the Juniper Ridge area.
The site is a great opportunity for industrial development, but Taylor Brooks also believes it is a good location for providing ancillary commercial services to the residents to the west, attendees and their families of the two schools to the south, and to the existing and future employees within Juniper Ridge.
The site has varied topography to manage and plenty of basalt at shallow depths, making earthwork and utility trenching a significant challenge.
The team has been tenant-prospecting for several months, meeting with industrial users, banks, healthcare providers, professional office users, and other commercial service providers. The project will have a heavy and intensive civil construction need, so we have partnered with AKS Engineers, the preeminent civil consultant in the Juniper Ridge area, to help prepare a design that mitigates the site’s challenges and optimizes the development potential. We have partnered with Steele Architects and Associates for building and site design and Sunwest Builders as our general contractor.
The team has developed a master plan that “anchors” the project with three industrial buildings that provide both at-grade and dock-high loading. The multi-tenant design can accommodate a range of uses such as warehousing, light manufacturing, and ancillary offices. Along the more heavily trafficked streets of 18th St and Cooley Rd, multi-tenant, “use-agnostic” buildings are designed to accommodate a mix of uses such as commercial service, daycare, professional office, and healthcare. The design provides a total of 112,000 square feet of phased development over three lots, and we currently are underway on construction of the “anchors”. The first three industrial buildings are nearly complete and the first tenant will be occupying in early 2026.
